Tenants will be late on payments from time to time… it will happen, it’s just a matter of time. When it does, it’s crucial how you react as this sets the tone for the working relationship between the owner and the tenant moving forward. And if the tenant does not cooperate, you will eventually have to evict them. If you are self-managing you can do it yourself or you can hire an attorney to do it for you.
If you live close to your rental property it typically is a good thing as it helps you stay more connected and in tune with what is going on at the property. However, there could be some downsides to that as well. If you live a long way from the property or possibly not even in the same city or state, you potentially may have some additional problems with not knowing what is happening to the property and even a tenant who thinks they have more “rope” to not pay you on time and things of that nature. Overall, long distance management is a little more challenging. MPM loves helping out-of-state clients with their property management needs.
